A New Chapter

If you live long enough you might go through many phases in your life.  As my husband and I advance through our fifties we find ourselves turning a page, creating a new chapter. This time though we embark on this journey with our adult children and their spouses. We are downsizing and upgrading all at the same time. A few years back we bought an old brick carriage house shop built in the 1860's here in our hometown.   We had no particular plans, just a great old building in disrepair that soon filled up with junk.  We tossed around some ideas from time to time but rehabbing was a far away dream.  This year was different.  It all came pretty fast but it felt right.  We were approached by someone who wanted to buy our home and voila, we are planning for a future we could have never dreamed for ourselves any time soon.  Our intention with this blog is to take you with us on our journey to refurbishing a 150+ year old structure into a viable place of business and future home.  If you love old buildings, preservation, repurposing and do it yourselfers then we hope you will enjoy the offerings with every post.  Welcome to Graf and Wallace.

New Year! More Projects! 2019 Here we go!!!

Well 2019 is underway and we would like to bring you up to speed on where we are in the process. While the weather was still nice last year we made some headway on the back patio As the weather turned colder we moved indoors to begin work on the ceiling.   We wanted to keep the beautiful beams exposed, so we figured out a way using two types of wainscoting.  We love it! With winter being upper most in our minds right now we had long ago decided to build a vestibule to cut down on cold entering the building with people going in and out.   We wanted it to be functional, aesthetically pleasing and in keeping with the age of the building. I think Mark hit on a win with the tin ceiling wainscot.  With just the right paint color it will be stunning. So many projects, and the months are racing by fast.  We will spend the rest of the winter battening down the hatches, aka: sealing air leaks, putting in insulation and cleaning 150 + yea

Sorry for the long lapse in posting.  Things have slowed down a bit since we finished the floor and the sidewalks.  Our summer has been spent repairing brick work which is a slow tedious task.   The finished work is beautiful and will be stable for years to come.                            The Town got busy and laid the curbs We are so appreciative of their hard work.  Now we can get busy on filling in with dirt and planting grass.   This past week we have ramped it up a bit by gutting the wooden structure on the back of the building.   This has been backbreaking work with over 150 years of dirt.  Masks were definitely in order.   A couple interesting discovery's were made. Not sure who decided to put their initials on the building but they wanted to be noticed for posterity, unfortunately no one knows who they are.   A cistern was uncovered in the strangest of places, close to the back of the brick buildi

New Floors and More Sidewalks

This week we were in hurry up and wait mode.  The concrete people could not pour until Thursday.  It was just as well with all the rain.  But once they got started, man what a difference a floor can make. There is a huge "arm" that goes inside the building from the truck.  Then they just start pouring.  It's a pretty neat process. You can see the red Pex Pipe for the radiant floor heat They started in the back northeast corner of the building first. Transforming muck and mire into a smooth finished product.  Amazing.  These guys are so good at what they do. All finished for now. Prep work began for the main brick building.   There was already a concrete slab under Mark's office.  They were preparing it to blend with the new floor. Polishing it off.  Smooth as a baby's behind. The final process for the sidewalks can now finally be completed.  After all the heavy equipment part was done
